Aktien, Hedge Fonds, Rohstoffe, Schiffsbeteiligungen, Unternehmensanleihen und Emergin Market Investments weisen durch den Verfall der Kurse teilweise hohe Verluste auf. Durch die Niedrigzinspolitik der Notenbank werfen sogar festverzinsliche Wertpapiere nur noch geringe Renditen ab und bergen das Risiko, bei einer wieder ansteigenden Zinsstruktur, Kursverluste zu generieren. Auch Anlagen am Geldmarkt bringen kaum Renditen über 1,5 Prozent. Sogar Portfolios, die, durch höchstes mathematisches Fachwissen und dem Ansatz von Markowitz, mathematisch nahezu perfekt diversifiziert sind, mussten teilweise herbe Verluste hinnehmen. In diesem schwierigen Umfeld ist es für institutionelle Anleger umso wichtiger Anlageklassen zu finden, die über einen langen Zeitraum eine sichere und gleich bleibende Rendite erwirtschaften und dabei am besten durch Substanzwerte unterlegt und somit wertbeständig sind. Nur so können Versicherer, Pensionskassen und Ähnliche ihre (Versicherungs-) Leistungen für die Zukunft sicher voraussagen. Unter diesem Aspekt, bekommt die Immobilie als Anlageklasse wieder nachhaltigen Aufschwung. Immobilien sind werthaltig, bieten Inflationsschutz und verzeichnen im Gegensatz zu vielen anderen Anlageklassen geringere Renditeschwankungen. Im Vergleich aller möglichen Immobilieninvestments trifft diese Aussage am ehesten auf Wohnimmobilien zu. Allerdings dazu erwirtschaftet die Immobilie aber geringere Renditen, die den meisten Anlegern, insbesondere den vorher genannten, nicht ausreichen.
