Diplomarbeit aus dem Jahr 2009 im Fachbereich BWL - Allgemeines, Note: 2,0, Universität Augsburg, Sprache: Deutsch, Abstract: Neben der internationalen Finanzkrise dominiert in der Berichterstattung nationaler Medien aktuell vor allem das Thema "Altersvorsorge". Dabei stehen insbesondere die traditionelle Alterssicherung im Rahmen der Gesetzlichen Rentenversicherung (GRV) und ihre künftige Finanzierung in der Kritik. Angesichts der erheblichen Veränderungen in der demographischen Struktur der Bundesrepublik Deutschland ist das Problem dabei klar ersichtlich: So gibt es im Verhältnis zu den Rentenempfängern immer weniger Beitragszahler. Damit ist absehbar, dass die Beiträge zur GRV mittelfristig nicht ausreichen werden, um den Kapitalbedarf zu decken. Die Bundesregierung verabschiedete als Reaktion auf diese Entwicklung schrittweise Reformen am Rentensystem. Ein Bestandteil dabei war die Schaffung staatlich geförderter Vorsorgeprodukte, um die freiwillige Alterssicherung zu bestärken. In den Bereich der privaten Altersvorsorge ist dabei das mietfreie Wohnen in der eigenen Immobilie einzuordnen, die immer noch die favorisierte Form der Alterssicherung darstellt. Das Hauptziel dieser Arbeit ist es zu untersuchen, ob es unter Renditegesichtspunkten vorteilhafter ist, zunächst zur Miete zu wohnen und parallel vorzusorgen, um zu Rentenbeginn mit dem verzinsten Kapital eine eigene Immobilie zu erwerben, oder ob es sinnvoller ist, sich bereits während der Erwerbsphase für den Kauf einer eigengenutzten Wohnimmobilie als Altersvorsorge zu entscheiden. Die Ergebnisse aus den Modellberechnungen sollen Aufschluss darüber geben, inwieweit die Anlageentscheidung dabei von den Ausprägungen der verschiedenen Einflussvariablen ab-hängt. Im Rahmen einer weiteren Analyse wird untersucht, wie sich das Inkrafttreten des Eigenheimrentengesetzes zum 01.08.2008 auf die Vorteilhaftigkeit der beiden Anlagealternativen auswirken wird.
