Studienarbeit aus dem Jahr 2017 im Fachbereich VWL - Finanzwissenschaft, Note: 1,7, Leuphana Universität Lüneburg, Veranstaltung: Gerechtigkeit in der Immobilienwirtschaft, Sprache: Deutsch, Abstract: Im Jahre 2007 hätten nur die wenigsten Menschen an einen Zusammenbruch des US-Immobilienmarktes geglaubt, denn die meisten hielten den stetig ansteigenden Markt für sicher und risikoarm. Die Wachstumsspirale des Marktes, der niedrige Leitzins von einem Prozent, die Wertsteigerungen der Immobilien und das Hypothekenpfandrecht gaben dem Darlehensnehmer, den Wertpapierverkäufern, den Anlegern und dem Staat ein sicheres Gefühl bei den Geschäften mit Hypothekenkrediten. Doch diese Wachstumsspirale hatte nicht nur ein Ende, sondern auch einen extremen Rückgang, in Form einer platzenden Blase, zu Folge. Das Platzen dieser Immobilienblase hatte eine Krise ausgelöst, die inzwischen viele Namen hat. Sie wird mittlerweile Subprime-Krise, Immobilienkrise, Wirtschaftskrise, Finanzkrise oder Weltwirtschaftskrise genannt. Für den Zusammenbruch des Immobilienmarktes sind viele Marktteilnehmer und Akteure verantwortlich, aber niemand möchte die Schuld auf sich nehmen und schiebt sie auf jemand Anderen. Der ehemalige US-Notenbankchef Greenspan, der gesamte Bankensektor, die Rating-Agenturen, die halbstaatlichen Hypothekeninstitute Fannie Mae und Freddie Mac sowie die ehemaligen US-Präsidenten Clinton und Bush wurden für das Platzen der Immobilienblase verantwortlich gemacht. Der Ursprung entstand aus Hypothekenkrediten an Kreditnehmer mit schlechter Zahlungsfähigkeit. Diese Kreditgeschäfte, auch Subprime-Kredite genannt, hätten bei ordnungsgemäßer Prüfung der Kreditnehmer nicht zustande kommen dürfen. Doch die Gier der Banken, immer mehr Kredite zu vergeben, um weitere Gewinne zu erzielen, war größer als die Vernunft.
