Die erste genannte Teilfragestellung soll mithilfe einer Rentabilitätsrechnung am Beispiel ausgewählter Wohnimmobilien in der Region Rheinhessen untersucht werden. In diesem Zusammenhang soll dargestellt werden, welche Renditekennzahlen bei der Rentabilitätsbetrachtung von Immobilien für die Investitionsentscheidung relevant sind. Anschließend erfolgt ein Vergleich mit ausgewählten alternativen Anlageformen und es wird eine Aussage getroffen, welche Art von Anlageklasse für die Kapitalanlage in der aktuellen Zeit präferiert werden sollte. Die daraus gewonnenen Erkenntnisse dieser Arbeit sollen Kapitalanlegern Klarheit darüber verschaffen, ob in der aktuellen Zeit die Kapitalanlage in Wohnimmobilien präferiert oder nicht alternative Anlageformen bevorzugt, werden sollte. Darüber hinaus soll diese wissenschaftliche Ausarbeitung dem Verfasser dieser Arbeit in naher Zukunft als Grundlage für die Entscheidung zwischen einer Investition in Wohnimmobilien als Kapitalanlage in der Region Rheinhessen oder alternative Anlageformen dienen. Die Investition in Sachanlagen, wie beispielsweise Wohnimmobilien, sind insbesondere in kritischen oder ungewissen Zeiten gefragt, da diese Privatinvestoren im Vergleich zu alternativen Anlageformen Sicherheit in Form von einem realen Gegenwert geben. Zudem wird die Aufnahme eines Immobiliendarlehen für die Finanzierung der Immobilie, aufgrund der aktuellen Niedrigzinsphase der Europäischen Zentralbank (EZB), zu niedrigen Konditionen begünstigt.
