Bisher standen vor allem Prozesse und Kosten des Kerngeschäftes im Vordergrund. Das Augenmerk der Manager richtet sich verstärkt auf die Kostensenkungs- und Einsparungspotenziale der betrieblich genutzten Immobilie und des Immobilienanlagevermögens. Dadurch hat sich die Sichtweise der Investoren gegenüber der Immobilie deutlich verändert. "Traditionell waren sie sichere, werthaltige und vor allem vor Inflation schützende Investments." Dagegen herrscht heute die Erkenntnis vor, dass Immobilien zu einem äußerst sensiblen Wirtschaftsinstrument von Unternehmen in sehr wettbewerbsintensiven Märkten geworden sind.
