O Brasil esta vivenciando a mesma experiencia dos EUA pre-crise imobiliaria, devido ao forte controle da taxa de juros em prol das politicas economicas, o que gera forte instabilidade do produto e ampliacao do ciclo economico, criando assim uma expansao economica artificial provocada pelas interferencias de governo. Tres os fatores apontados como responsavel pela crise imobiliaria ocorrida nos Estados Unidos em 2008: manutencao da taxa de juros muito baixa por periodo prolongado, fortes incentivos na universalizacao da moradia com afrouxamentos em analise de credito, e restricoes pontuais a expansao da oferta que pressionaram os precos. Um dos principais responsaveis pelo aumento das aquisicoes de imovel no Brasil foi o aumento da oferta de credito, que agiu aliado a estabilizacao e posterior crescimento economico, aumento da renda, diminuicao do desemprego. O numero de operacoes de financiamento imobiliario, a partir de 2008, aumentou de quase 350%, fazendo com que esta modalidade de credito se tornasse a segunda maior modalidade para pessoa fisica representando 25% do total. O financiamento habitacional por ser impulsionado por duas variaveis principais, juros e renda, e por ser uma atividade de longo prazo, e extremamente dependente de uma situacao economica estavel e favoravel, que permita reduzir os riscos nas operacoes. Isso requer que o poder publico implementar politicas e metodologias afinadas com a confiabilidade do mercado no sistema, fundamentais para um bom funcionamento do sistema de credito habitacional.Assim, politicas monetarias de manipulacao da taxa de juros e expansao do credito bancario sem respectiva contrapartida em aumento de poupanca, sao geradores de crises economicas. E isto e o que vem ocorrendo no Brasil. As taxas de juros para financiamentos imobiliarios sao subsidiados e bem abaixo das taxas de juros das demais operacoes bancarias.Alem disso, a expansao nos incentivos para obras de infraestrutura para os megaeventos e para o setor especifico da construcao civil, a realizacao de politicas publicas de incentivo a aquisicao de habitacao propria para classes de baixa renda atraves do programa Minha Casa Minha Vida (o que criou a expectativa de valorizacao dos imoveis), fecha a soma dos fatores que estariam promovendo o superaquecimento do mercado imobiliario brasileiro.A expansao artificial do credito e fator preponderante na formacao de bolhas. A perda de controle sobre a estabilidade economica pode recrudescer a inflacao e forcar um aumento nas taxas de juros que prejudicariam os contratos de financiamento, e as atuais politicas fiscais e monetarias do governo brasileiro sao claramente inflacionarias. Tais politicas levarao inevitavelmente ao aumento do custo de vida no Brasil, e a todos os demais custos associados com o recrudescimento do processo inflacionarioE quando o governo brasileiro for obrigado a aumentar a taxa de juros domestica, havera um impacto direto desta medida no setor imobiliario. Entao, sera a vez do Brasil lidar com uma crise criada exclusivamente pelo mau gerenciamento das politicas fiscais e monetarias do governo brasileiro.
