Studienarbeit aus dem Jahr 2012 im Fachbereich BWL - Sonstiges, Note: 1,3, Universität Leipzig (Institut für Stadtentwicklung und Bauwirtschaft), Veranstaltung: Stadtmanagement I, Sprache: Deutsch, Abstract: Der demographische Wandel ist die maßgebliche Determinante und Herausforderung der Stadtentwicklung in den neuen Bundesländern seit der Wiedervereinigung. Insbesondere der Bevölkerungsrückgang hat weitreichende räumliche, ökonomische und soziale Konsequenzen auf eine Vielzahl städtischer und gesellschaftlicher Bereiche. So führten der Geburtenrückgang, aber auch hohe Abwanderungen in das alte Bundesgebiet dazu, dass Ostdeutschland in den letzten 20 Jahren fast zwölf Prozent der Bevölkerung, also etwa 1,7 Mio. Einwohner, verloren hat. Die Folgen des demographischen Schrumpfungsprozesses und der gleichzeitig immensen Wohnungsneubautätigkeit in den 1990er Jahren manifestieren sich noch heute in einer geringen Wohnnachfrage und zugleich hohen Leerstandszahlen. Trotz umfassender Rückbau- und Sanierungsmaßnahmen im Wohnungsbestand im Rahmen der Städtebauförderung konstatierte allein der Freistaat Sachsen im Jahr 2010 noch immer 70.000 leer stehende GdW-Objekte. Der Rückgang der Bundesfördermittel, kommunale Haushaltsnotlagen im Zuge der Finanzkrise und ausbleibenden Investitionsmaßnahmen durch die Immobilieneigentümer verhindern eine dringend erforderliche Sanierung städtebaulich z.T. bedeutender Immobilien. Doch wie kann dieser Bestandsgefährdung mit Inwertsetzungen in Zeiten fehlender Nachfrage und knapper kommunaler Finanzressourcen begegnet werden? So muss die Stadtplanung und -entwicklung neue nachfragebelebende Strategien und Lösungsansätze finden, die stadtverträglich integriert werden können und gleichzeitig Low-Budget-Lösungen mit niedrigeren Standards akzeptieren, um künftig das Weniger besser verteilen zu können. Die vorliegende Arbeit wird sich diesem Thema widmen und dabei der Frage nachgehen, welche Faktoren im Allgemeinen und Besonderen zu einer Störun
