Aufgrund der Bestimmungen der Beleihungswertermittlungsverordnung kann in Phasen von niedrigen Immobilienrenditen folgendes Konstrukt auftreten: Markt- und Beleihungswerte weichen stark voneinander ab, wobei hierbei der Beleihungswert sehr stark unterhalb des Marktwertes liegt. Die Bachelor-Thesis befasst sich mit der Problematik der Wertermittlung auf der Basis angelsächsischer Marktwertgutachten. Die Arbeit zeigt die Bestimmungen der BelWertV auf, stellt die signifikanten Besonderheiten der angelsächsischen Investment Method zu dem normierten, deutschen Ertragswertverfahren dar und liefert einen methodischen Ansatz zur Ermittlung von Beleihungswerten auf Basis von angelsächsischen Marktwertgutachten. Ziel der Ausarbeitung war es, zu überprüfen, ob die Vorschriften der deutschen BelWertV auch für Beleihungswertermittlungen auf der Grundlage von angelsächsische Marktwertgutachten kompatibel sind. Hierzu wurden zwei Thesen aufgestellt, die anhand von Modellrechnungen untersucht wurden: These 1: Bei erstklassigen Immobilien liegt auf Grund der Bestimmungen der BelWertV und dem immer noch niedrigen "Prime Yield"- Niveau in London der Marktwert und der Beleihungswert weit auseinander. These 2: Je riskanter ein Immobilienengagement ist, umso mehr nähert sich der auf Grundlage der BelWertV ermittelte Beleihungswert dem Marktwert der Immobilie an.
