Eigentlich galt eine Immobilie bis dahin selbstverständlich als wichtige Anschaffung, um für das Alter vorzusorgen. Und auch wenn heute 56% der Deutschen glauben, sich wohl niemals eine Immobilie anschaffen zu können, weil die Kaufpreise gerade in den Großstädten massiv steigen, floriert das Geschäft mit den Immobilien weiterhin. Die Anschaffung einer Immobilie ist aber ein derart großes und einschneidendes Unternehmen, ein sogenanntes Klumpenrisiko, das Käufer bei einem veränderten Finanzmarkt in den Ruin treiben kann. An diese Stelle setzt die EU- Wohnimmobilienkreditrichtlinie von 2014 an. Sie ist die Reaktion auf die letzte Finanzkrise und will Verbraucher rechtlich intensiver schützen als bisher. Finanzstabilität und Vorbeugen einer eventuellen neuen Krise waren bei dem Abfassen dieser Gesetze das Ziel der Politik. Ziel der Arbeit ist es deshalb, die Wohnimmobilienkreditrichtlinie und dessen Auswirkungen in Deutschland zu untersuchen. Wurde der Verbraucherschutz bei Immobilienfinanzierungen tatsächlich verbessert oder ist die Immobilienfinanzierung seitdem eher unattraktiver für Anleger und Kreditinstitute geworden? Im ersten Schritt wird dafür die Notwendigkeit einer europaweiten Regelung für Immobiliendarlehen dargestellt. Im Hauptteil wird die Umsetzung der EU-Verordnung in deutsches Recht erläutert, besonders im Hinblick auf die wichtigsten Änderungen. Anschließend wird die Situation in Deutschland nach Einführung der Wohnimmobilienkreditrichtlinie untersucht. Die dafür verwendeten Methoden sind die Literaturrecherche, die Auseinandersetzung mit der Wohnimmobilienkreditrichtlinie selbst und dem Gesetz zur Umsetzung dieser Richtlinie. Die Arbeit schließt mit einem Fazit.
