Dieser selbst muss mehrere Qualifikationen und Fähigkeiten aufweisen, damit er seinen Aufgaben gerecht wird. Hauptsächlich unternehmerisches Denken, hohe Affinität zu den Themen Finanzwelt, Wirtschaftswelt, Börsenwelt und Risikomanagement sind besonders wichtig. Im Grunde hat ein Immobilienmanager einen umfassenden Blick über alle objektrelevanten Themen und muss dementsprechend abwägen, welche Möglichkeiten gewinnbringend für die Geldanlage sind. Ebenfalls beschreibt die Tätigkeit alle Entscheidungen unter der Wirtschaftlichkeit, der Marktentwicklung, den Steuern und des Risikos abzuwägen und zu bestimmen. Aus der Aufgabenstellung ergibt sich, dass die Gruppen als Investor/Immobilienmanager für den Erwerb eines internationalen Portfolios fungieren sollen. Dementsprechend haben die oben genannten Tätigkeiten eine hohe Relevanz, wodurch die Aufgaben sorgfältig bearbeitet werden müssen. Das bereits erwähnte Portfolio, beinhaltet vier internationale Immobilien. Die Standorte der Immobilien sind sehr unterschiedlich, wodurch die verschiedenen Aspekte bezüglich der Investition beachtet werden müssen. Speziell die Themen Inflation, Rendite, Wechselkursschwankungen und Steuern unterscheiden die Standorte immens, weshalb jeder einzelne Standort unterschiedliche Resultate vorzuweisen hat. Neben dem Erwerb des Portfolios, ist aus der Aufgabenstellung zu entnehmen, dass die Kalkulation anhand drei wesentlicher Szenarien zu modellieren ist.
