Die Asset-Allocation ist die strukturierte Verteilung eines Anlagevermögens auf die unterschiedlichen Anlageklassen. Ziel ist es den Anlegernutzen zu maximieren. Dabei entscheidend sind die drei konkurrierenden Ziele: Sicherheit, Verfügbarkeit und Verzinsung, welche das magische Dreieck der Vermögensanlage bilden. Diese Ziele sind einem hohen Zielkonflikt unterworfen, da nicht alle Ziele gleichzeitig befriedigt werden können. Die bedeutendsten Anlageklassen der Volkswirtschaft - gemessen am Volumen - sind Immobilien, Aktien und Anleihen. Alleine in Deutschland entspricht das Nettoanlagevermögen von Immobilien etwa 7,9 Billionen Euro. Durch die Niedrigzinspolitik der Europäischen Zentralbank, welche den Leitzins auf 0,0 Prozent senkte, hat auch das Hypothekenzinsniveau 2016 seinen Tiefpunkt erreicht, wodurch bei vielen Investoren und Privatpersonen die Nachfrage nach Immobilien ansteigt. Zeitgleich steigt vor allem in den Großstädten Deutschlands die Bevölkerungszahl. Dagegen sind Bebauungsgrundstücke und bereits gebaute Wohnimmobilien begrenzt. Die Konsequenz ist ein Nachfrageüberhang und somit ein drastischer Preisanstieg in den gefragten Regionen. Dies ist auch in der Main-Metropole Frankfurt deutlich zu sehen. In Frankfurt und anderen Großstädten der Bundesrepublik wächst aufgrund der rasant steigenden Immobilienpreise die Angst vor einer drohenden Immobilienblase. Bundesfinanzminister Wolfgang Schäuble warnte bereits aufgrund der Geldpolitik der Europäischen Zentralbank und der niedrigen Inflationsrate vor einer Preisentwicklung, die gefährlich werden könnte.
