About the Book

There are a few books in existence on maintenance management. They include all functions that are legitimately a part of the subject. This is the first book however, that emphasizes optimization and differentiates between the trivial and th two most important functions of a maintenance manager by presenting a practical system for optimizing maintenance and concentrating corrective effort where it will reap the highest rewards.

This handbook is divided into four parts. A brief explanation of the content of each of these parts follows:

Part I This part covers the approach to maintenance management optimization. It defines what maintenance is and how its cost is measured and states that effort must be applied in proportion to the impact the effort has on:

  • Company goals and objectives (or mission);
  • Profit, Cost Effectiveness and life cycle cost;
  • Safety;
  • Environmental impacts; and
  • Product quality (or mission quality).


Part 2 and 3 discuss dowtime and productivity control. These are two out of possibly twenty subjects that may be discussed under the subject of maintenance management. I have found, beyond a shadow of a doubt, that the importance of these two subjects totally dwarfs the impact the other subjects have on the maintenance management function.

Part 4 Recognizing that much has been written on maintenance support functions, such as material, engineering, purchasing, computers, personnel and the union etc., I confine my remarks in Part 4 to things that I have learned that are unique or helpful in managing these support functions.

About the Author
Frank Herbaty , with over 40 years experience in the maintenance management field, is presently president of Frank Herbaty Associates, Inc., of Bolingbrook, Illinois, a maintenance management consulting firm. He is also a registered professional engineer in New York, Arizona, and Florida. He has a long and distinguished career in maintenance management which includes being Senior Program Manager and Director of Engineering, Construction, and Facilities Management for the U.S. Department of Energy; Director of Research and Special Projects; and Director of Engineering, Operations and Maintenance at the Kennedy Space Center from 1964 to 1971. Previously, he was also Vice President and Chief Engineer for Pope, Evans, and Robbins of New York City, a well known consulting engineering firm.

In addition, Mr. Herbarty has written numerous articles, presented papers, given lectures and taught classes on Maintenance Management at various conventions, seminars, colleges, public and private sectors organizations throughout the world. Mr. Herbaty was president of the Flo rida Chapter of AIPE as well as Group Vice President, and Chairman of the International Public Relations Committee of AIPE. He has also been listed by a leading trade magazine as one of the nation's top five maintenance consultants.
