Insbesondere soll auf die gängigen Regelbewertungsverfahren eingegangen werden, mit denen Immobilien bei erbschaftsteuerrechtlichen Erwerbsvorgängen standardmäßig bewertet werden. Der Leser soll auf die zu beachtenden Faktoren aufmerksam gemacht werden, die die Bemessungsgrundlage für die Besteuerung von Grundbesitz bilden. Ziel ist es, dem Leser, insbesondere nach der beispielhaften Immobilienbewertung, aufzuzeigen, wie eine Immobilienbewertung nach dem Bewertungsgesetz in der Praxis durchgeführt wird. Von besonderer Bedeutung für die Ausarbeitung war dementsprechend die Abgrenzung in der Bewertung unbebauter und bebauter Grundstücke. Im Anschluss war es so möglich, verschiedene Grundstücksarten bewertungsrechtlich einzuordnen und so das jeweilige Bewertungsverfahren für die Berechnung einschlägig festzustellen. Dieses Fundament bot die Grundlage für die geordnete Prüfung und Berechnung einer praktischen Immobilienbewertung. Heutzutage kommt es immer häufiger zu diversen Erwerbsvorgängen, bei denen verschiedenste Arten von Grundvermögen erworben werden. Oft wird unterschätzt, in welcher Höhe die Steuer auf das erworbene Grundvermögen erhoben werden kann. Sei es die Erbschaftsteuer, die z.B. bei Schenkung unter Lebenden oder Erwerb von Todes wegen anfällt, oder die Grunderwerbsteuer. In beiden Fällen ist die Bewertung von Immobilien von großer Bedeutung. Vor diesem Hintergrund ist es wichtig, sich vor solchen Erwerbsvorgängen darüber im Klaren zu sein, wie hoch das Grundvermögen bewertet werden kann, um hohe und unerwartete Liquiditätsschmälerungen zu vermeiden.
